Government Announcement

Following on from the Government announcement, we have had confirmation that the property market is to remain open during this difficult time. The safety of our team and clients is our number one priority, so with all appointments we will be continuing to request the following:

  • All members of the public entering a property or the office are required to wear a face covering and to sanitise before entering the premises
  • All viewings are to be arranged via appointment with proceedable buyers only
  • No more than two people are to attend a viewing at any one time
  • Adhere to social distancing

Are good schools an important factor within your property search?

Now that September has arrived, all the children are now back at school and the subject of school is on everybody’s minds. Finding an appropriate school for any home mover can be a stressful time. Rightmove offers a tool that provides detailed information about schools within your chosen area from admission criteria to academic performance reports.

Miles Shipside, one of Rightmoves property experts, has said “Looking for the right home near the right school is one of the most important factors that home-hunters tell us they look for when they’re thinking of moving. Many are willing to compromise on other factors if it means getting their children into a good or outstanding school.”

The tool is available on every property listing, so once you have found your dream home you can take a look at all the local schools to ensure it is the right move for you.

What property tax do I need to pay?

There are different forms of property tax that needs to be considered when selling and purchasing a property – Stamp Duty Land Tax and Capital Gain Tax.

Stamp Duty Land Tax

Stamp Duty Land Tax is a lump sum of money that is paid when purchasing a property for £125,000 or more, however if you are a first time buyer Stamp Duty isn’t due for any purchase under £300,000. The government provides a Stamp Duty Land Tax calculator.

Capital Gains Tax

Capital Gains Tax may apply when selling a property, however there are circumstances where this tax does not apply. “You don’t pay Capital Gains Tax when you sell (or ‘dispose of’) your home if all of the following apply:

  • you’ve lived in it as your main home for all the time you’ve owned it
  • you haven’t let part of it out or used part of it for business only
  • he grounds, including the buildings, are smaller than 5,000 square metres (just over an acre). “
