Modernise Your Period Home

Looking to create a modern twist within your period home?

Victorian terrace style houses are the most common and most popular type of property we successfully sell within the Golden Triangle area of Norwich. This type of property is unique, retaining character and period features providing plenty of design potential. One of the most popular design trends involves utilising  character features and adding a modern twist. Here are a few ideas on how you can achieve this…

Creating Contrasts  – The most loved features during the Victorian era were the traditional ornate cornicing and ceiling roses. A simple way to modernise your period home is by utilising and celebrating these period features, whilst  creating contrasts between two different time periods. You may decide to re-think your ceiling colour to contrast and enhance the ornate cornicing, whilst enabling an expression of individuality through choice of colour. You can utilise a classic ceiling rose to give a room a modern touch by contrasting it with a simple ceiling light.  A simple ceiling light allows the detail of the ceiling rose to still be a focus point of the room and avoids history being lost beneath  a  modern day feature.

Statement Colours – The colour schemes of the Victorian era were dark and gloomy, an idea to keep in touch with the time period is through the use of dark colours and hues on the walls then including a modern twist by adding a touch of colour in home furnishings. For example you could add colour through simple furnishings like candles and cushions, or you could consider adding a pop of colour to your floor using a bold rug – why not consider a geometric design to give a further modern feel.

Making An Entrance –  You may wish to modernise your home externally to make it stand out in comparison to similar properties on your street. One way to achieve this is through creating a classic Victorian pathway which leads to an updated  and bespoke entrance  door, keeping in touch with both the property’s origin and the modern day world.   One way in which you could update your entrance door is through selecting a modern door and applying traditional features such as stained glass windows, door knobs and a door knocker.

How much is your property worth?

Probably the better question is ‘what is someone willing to pay for your property?’ and getting the pricing right for your property is one of the areas where a good agent can add significant value.

Getting the pricing wrong can result in you losing money or buyers:

  • If you overprice a property and it doesn’t sell, you may then significantly reduce the price to create interest. You risk creating the impression that there is something wrong with the property or it is undesirable.
  • Conversely, if you price the property too low, you risk selling it undervalue and not achieving the best price, as putting the price up when interest has already been shown only serves to create distrust.

The price at which you should market the property is normally a combination of elements which together will create the best price strategy for your property at the time:

Your motivation when selling

Part of the pricing will reflect your own motivation for selling. If you need to sell quickly to achieve other goals in your life you may price the property more keenly or if you are willing to wait until the right buyer who’s willing to pay the right price comes along you may put the price slightly higher.

Life events such as marriages, births, divorces or the death of a family member, will often be a trigger to move and create a greater urgency.

What is the motivation of the person buying

The number of available buyers will impact the actual price you will achieve. If you have multiple buyers interested in your property, you will create competition and desire. A property that someone else also wants instantly becomes more desirable. Where there are multiple buyers and therefore multiple offers, it will create the opportunity to ask each of them to give you their best price.
